Mira Mesa Plan Update

Paseo Montril
Rancho Peñasquitos | 15.20 Acres | 55 Units
55 Condos move one step closer to rising in the Rancho Peñasquitos hillside. Tri Pointe subdivided the hilly site into two lots. Of the 15.20 Acres, only 4.9 will be residential. The other 10.3 will be a separate lot for open space and amenities like a dog park and barbecue space.
This rezoning is from Single Family (RM-2-5/RS-1-14) to Medium Density Residential (RM-1-1) on Lot 1 and Open Space (OC-1-1) on Lot 2.
Affordable Mix
Tri Pointe designed the affordable mix elegantly. 10% affordable (6 Units), with 2 for sale onsite and 4 for rent offsite at 100% AMI. Commissioner Miyahara commended this approach.


"...this is a great example of the city's inclusionary housing policy at work and policy that works well."
Chair Hofman first highlighted the team's 6 deviations. He had a "sensitivity" to the building height and retaining wall height deviations. Hofman described the "football field" length of retaining wall that was literally "shoehorned" into the site.

Hofman came around in the end. Why? The quality of the developer and their over-the-top community outreach. See his quotes below.

Paseo Montril moves on to City Council with a unanimous 7-0 vote.

Mira Mesa Plan Update
The last time that the future of Mira Mesa was laid out in a plan, George H. W. Bush was president. Since 1992, San Diego, like most of the US, developed a housing crisis. The Mira Mesa Plan Update addresses that, adding density to select areas.

The overall goal is to establish Live/Work/Play urban villages along major corridors.
Urban Employment Village: 54-109 DU/Acre
Business Park/Community Commercial/Residential: 29-79 DU/Acre


The plan will go before Council in early December.
